Office Market Update

Flude Property Consultants are delighted to share with you the most recent office market update prepared by our dedicated office agents; Ed Deslandes, Brandon White and Sebastian Martin.
After a relatively subdued summer period and a slow start to autumn in terms of occupier demand, we are pleased to report a notable upswing over the recent weeks and are once again experiencing a fairly vibrant Brighton & Hove office market. As typically now seems to be the case, occupiers are continuing to display a preference for well presented, fully furnished spaces that are ready for immediate occupation and that can provide a plug and play type solution similar to what a serviced office may offer, but with the added benefit of offering self-contained space that occupants can truly make their own.
In West Sussex, good quality stock has continued to receive interest by comparison to those offices in need of refurbishment and investment, as occupiers remain reluctant to use cap ex to bring dated offices up to spec. Stock has broadly remained at low levels for some time, however, upcoming availability in a number of properties is expected to increase available options over the next quarter.
We are still receiving a steady stream of enquiries within Portsmouth and surrounding areas and have found occupiers are seeking office space with parking, whilst being close to public transport links to ensure they are well connected.
