Flude Get a Hat-trick at Dakota Business Park

Flude Property Consultants are thrilled to announce that all three units being marketed at Dakota Business Park, Downley Road, Havant have been let on behalf of Havant Borough Council.
Dakota Business Park forms part of an established industrial estate, and comprises a terrace of six modern light industrial units, totalling just over 12,000 sq ft. The units benefit from a three-phase electricity supply and a minimum eaves height of 6.57m, together with forecourt loading and parking.
Unit 7 has been let to Thirsty Work, who are the leading and highest rated drinking water company according to a number of review sites including Trustpilot. Thirsty Work Director, Matt Stimpson, commented, “The superior service levels and fastest response times in the industry have seen Thirstywork experience considerable growth around the country, with a substantial amount coming along the South Coast to include Bournemouth, Southampton, Portsmouth and Brighton. With the demand for a strong supplier in the region supported by the increasing growth, the team at Thirstywork could see the benefit of working with Flude to help set up a local depot to serve the business community.”
Despite the current economic challenges, the local industrial market remains resilient in comparison with other core sectors. Although we have seen a slight reduction in enquiry levels over the last few quarters, there continues to be a shortage of quality accommodation available for those occupiers with active requirements.
One of the other units has been taken by Compass Glass who offer bespoke, structural glazing solutions and relocated from a site in London. The last unit has been let to Pinnacle Ductwork Manufacturers, who specialise in HVAC duct work and have taken this space in addition to an existing unit on the estate.
Director, Sebastian Martin, commented, “It is fantastic to see new businesses coming to the local area and expanding during these uncertain times. The previous tenant had gone into administration which lead to the client having a large void, but we were able to let all the units within six months. Overall, we are finding there still continues to be good demand for well-located modern units, but landlords are having to be more flexible with regards to lease terms”.
