MEES Regulation & EPC Update

The government have a target to reduce emissions to net-zero by 2050. As part of their long term strategy, Minimum Energy Efficiency Standards (MEES) have proposed changes to their regulations on EPCs that come in to effect from April 1st 2023.

Under the current MEES regulations, it is unlawful for a Landlord to complete a new letting or lease renewal at commercial premises with an Energy Performance Certificate (EPC) below a Grade E.

This will expand to include all existing and continuing leases. Landlords will be unable to collect any further rents from tenants of commercial buildings with an EPC of a Grade F or Grade G. Failure to comply can result in potential fines up to £150,000.

It is proposed that all commercial rental units must have an EPC Grade C by April 2027 and EPC Grade B by April 2030.

All of the nation’s 20 million domestic EPCs and 1 million commercial EPCs can be found by entering the building’s postcode on the EPC Register website.
