Hailsham is an established town with a population of approx 21,000. It has an established and successful town centre with a number of national occupiers to include the likes of Waitrose, Tesco, Asda, Subway, Costa, Boots, Tui, Poundland. The town is well served by road with the A22 Hailsham by-pass easily accessed to the west of the town. The A22 provides access to Eastbourne to the south together with the A27 and the A259 providing east-west access to Brighton to the west and Hastings to the east.
Polegate station is located approximately 3 miles to the south from which there are regular services to London Bridge, Brighton and Eastbourne.

Terms

Following the opening of the Ambulance Service' Make Ready Centre, Hailsham Road, Polegate in October 2016, crews formerly based at Hailsham (and other surrounding stations) now start and end their shifts from the new Make Ready Centre with shifts beginning and ending on a staggered basis to ensure that ambulance cover is maintained in all areas served by the new centre.

Ambulance Community Response Posts, (ACRPs), across the region provide facilities where staff can rest between calls. However, the introduction of Make Ready means that the Trust does not require large stations to store equipment and restock and maintain vehicles.

Hailsham Ambulance Station is therefore no longer required although consideration will be given, as a possible condition of the sale, to a proposal to incorporate an ACRP within any redevelopment of this site at the buyer's cost. This would comprise a self contained facility of circa 450 sq ft, including self-contained toilet facilities and kitchenette and two ambulance parking spaces and 2 car parking spaces - see the drawings prepared for the pre-app for guidance purposes. A specification is also available on request.

It would be expected that the response post would be held by the Ambulance Service on a freehold basis or under a long lease (125 years plus) at a peppercorn.

Offers are invited by informal tender for the freehold inrterest on an unconditional or conditional basis. Offers should be submitted in writing by hand, post or to fludeproperty@flude.com by no later than 5pm on 20th October 2021 and are to include offers for:

a) full vacant possession

and/or

b) an ACRP to be included in the purchaser's plans for the property. To be constructed by the purchaser at their cost and to be retained by the Ambulance Service on a freehold / long leasehold basis.

The Ambulance station (rear building) has a rateable value of £13,000 under the 2017 rating list. We are advised that Firstfields (front building) has been removed from the rating list. Interested parties should make their own enquiries to verify this information
