Flude Property Consultants are delighted to share with you the most recent industrial market update prepared by our dedicated industrial agents.
The past 12 months have been an interesting period for Brighton's industrial market. The sudden closure of the council-operated New England House displaced a significant number of small and medium-sized businesses, many of which were required to secure alternative premises within a matter of weeks.
At the same time, after several years of very limited new supply, a number of long-awaited developments were finally delivered. Schemes by Panattoni at Shoreham Airport and Burgess Hill, together with the Gatehouse Hub at Goddards Green, have introduced much-needed modern industrial accommodation to the market. At Gatehouse Hub alone, 38 new units were completed, with occupiers taking possession almost as soon as construction was finished, underlining the depth of demand for quality space.
Within Brighton itself, the chronic shortage of industrial stock has continued to support strong occupier demand for the limited opportunities that come to market. Ongoing redevelopment pressure has gradually reduced the amount of industrial space available across the city, further constraining supply. Whilst activity levels have moderated from the exceptional highs experienced in the immediate post-pandemic period, the market remains fundamentally undersupplied, and this imbalance between demand and availability continues to underpin occupier interest.
